MATERIALITY

Fibra Danhos has always made it a priority to act sustainably, meaning we build our business with a long-term vision in mind, valuing our relations with stakeholders.

For that reason, we detail the relevance of each material ESG issue in the following materiality exercise that was last updated in November 2020.

As the matrix shows, the ten issues with the highest scores—meaning the priority issues—were: corporate governance, diversity and inclusion, risk and crisis management, ethics and regulatory compliance, climate change, energy, water, emissions, waste and biodiversity.

ESG Strategy

Our ESG Strategy seeks to respond the ten priority material issues, identifying the activities that contribute to each material topic and implementing objectives and specific lines of action to achieve them.

Environmental

Energy

  • Optimizing air conditioning, escalators and elevators operating times
  • Increase the installation of renewable energy
  • Replace traditional lighting for LED lighting in our buildings
  • Energy quality studies to adjust equipment that consumes the most
  • Deploy the BMS Automation, Monitoring and Control system in our buildings

Emissions

  • Increase the percentage of our properties with a green building certification
  • Preventive maintenance of emergency generators and air conditioning equipment
  • Mitigation plans in new buildings and expansion to adopt green areas and reforestation programs
  • Monitor and report progress towards our goal of emissions reduction

Climate Change

  • Monitoring ESG indicators through a Software as a service (SaaS) to increase efficiency and transparency
  • Apply a climate-related risk vulnerability study to the portfolio that includes the measurement of physical, operational and financial impact of climate change
  • Define strategies to create resilient properties

Waste

  • A correct handling and separation of waste in our properties
  • Strategies for monetizing materials through strategic alliances with suppliers for recycling waste
  • Proper management of hazardous waste
  • Reduction of waste sent to landfills
  • Awareness-building campaigns for building visitors

Water

  • Maintenance of wastewater treatment plant to reuse water in green areas and bathrooms
  • Preventive maintenance and detection of leaks in our properties
  • Replace traditional toilet fixtures with state-of the-art water-saving fixtures
  • Capture and reuse of rainwater in our buildings

Biodiversity

  • Maintenance and adoption of green areas and median strips around our buildings
  • Have mitigation plans in place in building expansions and new projects
  • Explore a collaboration with organizations that work to protect biodiversity
Social

Diversity and inclusion

  • Annual surveys on gender equality and inclusion
  • Creation of a support group among the women of the company as a safe and empowering space
  • Training and spreading of the Protocol to Prevent, Address and Eradicate Workplace Violence
  • Signatories of the Principles for the Empowerment of Women of the Global Compact and UN Women
Governance

Corporate Governance

  • Develop sustainability training sessions for the entire governance structure
  • Exemplary behavior in regulatory issues and the relationship with competition
  • Implementation of the highest ethical standards in our business and operations

Ethics and Compliance

  • Continue training all employees in areas relating to the Code of Ethics, Corporate Ethics and Human Rights, among others
  • Guarantee equal opportunities and reduce inequality of results through our policies, protocols and Code of Ethics
  • Training and spreading of the Protocol to Prevent, Address and Eradicate Workplace Violence

Risk and Crisis Management

  • Assess the non-financial risks to which our company may be exposed in order to identify, prevent and monitor them
  • Continuous review of mitigation and evaluation measures of risks carried out by the Audit Committee
  • Traceability of processes focused on prevention risk

Objectives 2025

  • 80% of our properties with a sustainable building certification
  • Commit to a Science Based Target (SBT)
  • Reduce electricity consumption (kWh) of common areas in at least 7.5% through energy efficiency
  • Reduce the number of minor injuries and disabling accidents by 20%

Objectives 2030

  • Increase renewable energy to 20% of total energy consumed
  • Reduce electricity consumption (kWh) of common areas in at least 15% through energy efficiency
  • Lower the turnover rate by 20%
  • Increase to 40% the percentage of women in management positions
